AUSTIN LAKES NORTH HOMEOWNERS’ ASSOCIATION, AVON, IN
March 10, 2008 BOARD MINUTES
The March Board Meeting was held at the Arby’s in Avon.
1. Call to Order Board meeting was opened at 7:05 p.m. by Vice President, Chris
Glazik. Others Present. Board members, Linda Chapman, Roy Duffer, Michele
Escobedo, Yvonne Harshey, Ruth Phillippe, and Mary Ann Rauer, Also present:
homeowner, Sharon Duffer. Absent: President, Jeff Anders
2. Minutes of Last Meeting . Board members having seen the February minutes,
Roy Duffer made a motion to approve the minutes as typed. Mary Ann Rauer
seconded the motion. Motion passed.
3. Treasurer’s Report.
February Report. Linda Chapman questioned as to why several lots are missing on
the receivables section of the report. It is believed this is due to fact some have paid
already. Chris Glazik made a motion to accept the report. Mary Ann Rauer seconded
the motion Motion passed.
4. Old Business.
A. Changing Guidelines. Jeff Anders had suggested a committee be formed to go
over the Guidelines, but he didn’t appoint one. Mary Ann Rauer made a motion
this be carried to the April meeting. Ruth seconded the motion. Motion passed.
B. P & M Management.
l. Ruth Phillippe mentioned the February minutes state someone on the Board
would need to notify P & M whenever we want to cancel a mowing due to dry
weather, but no Board Member was designated as the contact person. At the
March meeting Chris Glazik offered to be the contact person, and Mary Ann
Rauer suggested Chris do it or if not him, she could do it. Again no definite
decision was made.
2. Mary Ann Rauer mentioned that P & M was to provide a current copy of
insurance, but hasn’t yet. This is carried to next month.
C. Recent Storm Cleanup. At the February meeting Property Manager, Bernie
Eggener, stated the insurance company said there is no coverage on the pond and
cleanup is a HOA obligation. Roy Duffer is raising the question then, “Is there
liability coverage on the ponds?” Also, the Board needs a copy of the insurance
coverage.
D. Easement Around the Lake. It was discussed at the February Meeting as to who
is responsible for cleanup and mowing of the easement around the lake and
whether the owner owns down to the lake. At March meeting it was stated we

would also need to decide what we will do if we don’t have P & M mow it.
E. Violation at 852 Inland. Ruth Phillippe has mailed a letter to the homeowner
and will do follow-up.
F. Two lots on W. 10th Street. Yvonne Harshey had done some research with the
County Record’s Office who says these lots are still platted as part of Lakeland
Farms and should be governed by Lakeland Farms, which is a part of Austin Lakes
North HOA. Yvonne also stated that Bernie should state our position on this to
Triton. Ruth Phillippe mentioned that IF Triton legally has these lots and that the
lots are no longer platted to Lakeland Farms, why can’t Triton SHOW US
PROOF with copies of the same instead of just write us a letter stating such &
such?
5. New Business.
A Mary Ann Rauer mentioned her neighbor didn‘t get permission to build a storm
shelter, and they rerouted rain water, which now comes and stands on Mary‘s lot.
Also, the fence is falling down Ruth mentioned she might contact the County
Drainage Board, which she has decided to do as a starter.
B. Linda Chapman mentioned we need to work on changing the Covenants and
Guidelines and that she would be willing to head up a committee to work on
these.
6. April Board Meeting. The next meeting will be held on April 14, 2008 at 7:00
p.m. at Arby’s in Avon.
7. Adjournment. There being no further business, Yvonne Harshey made a motion to
adjourn. Mary Ann Rauer seconded the motion. Motion passed. The meeting
adjourned at 8:17 p.m.
